Buying the lot is step one. Here is what comes next when you build at Lake of the Ozarks, and the local builders we recommend.
Before you build
- Soil test and septic permit. On lots without sewer, a Missouri soil evaluator tests the soil first. Camden County requires a septic permit for lots under 3 acres and for lots on the lake. See Septic or Sewer?
- POA approval. In Four Seasons (Horseshoe Bend and Porto Cima), the Architectural Control Committee approves plans in writing before any work, including tree removal. See Building on a Four Seasons Lot
- Water and sewer hookups. Where public water or sewer is available, connection fees apply. Each listing shows its utilities.
- Driveway. A driveway onto a county road needs a Road and Bridge permit.
- Digging and clearing. Call Missouri 811 at least 3 working days before you dig. Missouri requires a land disturbance permit when you clear or grade 1 acre or more.
