Buying a lot from the owner is simple. You deal directly with the owner. There are five steps, from picking a lot to closing at a title company. Here is the path.
Step 1: Pick a lot
Start with all our lots for sale. Every listing has an aerial photo with the lot lines drawn on it, the parcel number and a map link. Use them to see where the lot sits and what is around it. You can also start with one area.
- Horseshoe Bend lots near Lake Ozark
- Porto Cima lots near Sunrise Beach
- Camelot Estates lots near Camdenton
- Tahoe Lake Estates lots near Osage Beach
- No-POA land, including rural acreage and small older subdivisions
Step 2: Check utilities, POA and school district
These three things change from one neighborhood to the next. Every listing shows them.
- Horseshoe Bend: public water and an engineered septic system. Four Seasons POA. School of the Osage R-II.
- Porto Cima: public water from PWSD #4 and community sewer. Four Seasons POA. Camdenton R-III.
- Camelot Estates: public water and public sewer. It has a POA. Camdenton R-III.
- Tahoe Lake Estates: engineered septic system. No POA. Camdenton R-III.
- Miller County tracts: a private well and septic. No public water or sewer.
A POA means yearly dues and written plan approval before you build. No-POA land has no association dues or architectural committee. County zoning and any deed restrictions still apply. Utilities matter too. In Porto Cima, 2026 PWSD #4 connection fees for a standard 3/4-inch meter are $8,387 for water and $9,217 for sewer. On Horseshoe Bend the water connection is the same $8,387, and an engineered septic system is designed by a licensed engineer after a soil evaluation. School district is listed on every lot, so you know which schools serve the address.
What a lot costs to own
- Property taxes: billed by the Camden County Collector. The county charges no dues.
- Four Seasons POA dues: the 2026 published assessment for an undeveloped lot is $460 on Horseshoe Bend and $560 on Shawnee Bend (Porto Cima).
- PWSD #4 availability fee: $300 a year on undeveloped or unconnected Shawnee Bend lots, and $87 a year on Horseshoe Bend lots in the listed subdivisions where a water main has been provided.
- No-POA land: no association dues.
Step 3: Make an offer
Go to the Make an Offer page. You can offer on one lot or on several. Tap Save this lot on each listing you like. Your saved lots collect on the Make an Offer page, and you send one offer for all of them. The saved list stays on your device.
Buying more than one lot
You can buy more than one lot in a single offer. In Four Seasons, an owner can replat up to three contiguous lots into one with Board approval, and no resulting lot can be smaller than an original. If you own adjacent lots and record a notarized statement that they cannot be sold separately, the interior side and rear lot lines are ignored for setbacks and easements. One house can then sit across a lot line.
Step 4: Sign the purchase agreement
When you and the owner agree on terms, you sign a purchase agreement for the lot or lots you are buying.
Step 5: Close through a title company
You close through a title company. When you close, the lot is yours.
Coming-soon lots
Some lots are listed as coming soon. They close in 1 to 3 months. You can hold a coming-soon lot with a deposit while you wait.
What to know before you build
Closing gets you the land. These steps come after it, and the first two shape your plans.
- Septic: Camden County requires a septic permit for lots under 3 acres, lots that adjoin the lake, lots with more than one house and multi-family development. A Missouri on-site soil evaluator tests the soil first.
- POA approval: in Four Seasons, the Architectural Control Committee approves plans in writing before any work, including tree removal.
- Digging: contact Missouri 811 at least 3 working days before you dig.
- Land disturbance: Missouri requires a permit when construction disturbs 1 acre or more.
